Questions to ask when buying a condo

Buying a condo is a heavy investment but one that’s rewarding in the long run. A good condo should not only be appealing to the eye but also affordable and convenient for you. The demand for condos has grown in the past few years as people continue to realized the benefits.

When you finally find one that you love and meets all your needs, it’s important to ask a few questions. You should ask the management team as well as yourself. The answers will give you a better understanding of what you are getting yourself into and whether it is all worth it.

If you can answer these questions, you can go ahead and own your first condo.

Who is managing the condos?

Some condos have a management team while others are self – managed. Self – managed condos are entirely left to tenants to make management decisions. Tenants meet and set out rules and regulations regarding the tower unanimously. Condos with a management team means that the team sets out the rules and passes them on to tenants who must follow them. If the condos are under a management team, it is vital that you ask to meet them. This will help you ascertain if it is a good team capable of delivering.

Is there storage space and parking space?

2Condos are relatively smaller compared to homes. Unlike homes or townhouses which have attics or storage rooms, condos do not. It is therefore important to ask if you will be provided with storage where you can keep extra luggage and other things like bikes etc. It is also important to enquire about parking space. Even if you do not own a car at the moment, consider your visitors as well as the future.

Ask about the insurance policy

When buying a condo, ask if there is an insurance policy and what it covers. It is crucial for you to understand how much damage the policy covers. If you agree with the terms of the cover, make sure you sign the document and keep a copy. If you forget to ask this question at the beginning, it will be difficult for you to make any claims if/when damage occurs.

How long do you intend to stay here?

Before you purchase a condo, ask yourself how long you see yourself living in that condo. Do you see yourself moving in the next 3 or 5 years? If yes, will you sell the condo or will you keep it and maybe rent it? If you intend to move out in the next few years, you will need to ask the management the terms of moving out. For example, if you see yourself moving but still want to retain ownership, do they allow renting out the condo?

How much are maintenance and tax fees?

3Another important question to ask when buying a condo is about the maintenance and tax fees. You should understand how much money you will be paying and on what basis.

Other important questions to ask yourself as well as the management are rules on the use of amenities by guests, what exactly you are paying for ownership as well as which side you would like your condo to face. Having a new roof put on your home

One of the first things to start showing age on your home will be the roof. The roof gets all the damage from mother nature. After a while, the roof will make the whole house look old. If it is a shingle roof, the shingles will start to fall off or will start to bend up. If it is an asphalt roof, it will start to blow off and tear. A steel roof will fade after time. When this starts to happen, you have two choices, and that is to replace or have a new roof installed.

If you decide to go with a new roof, then we will go over a few different types of roofs that you can have installed.

Steel roof

2A lot of people are going with steel roof because they last a lot longer than other roofs do. The nice thing about steel is you can repaint them when they start to fade. Some people say that the steel roof also is cooler to have when the weather is hot. The cost of the steel roof is a lot cheaper than the other roofs too. They also install faster than wood or asphalt roofing does.

Stone-coated roof

You will see this type of roof on newer homes; the look is out of this world. The look will make your home look 20 years newer after you have it installed. They can have it made in any color. It cost a little more than some of the other types of roofing. This kind of roof has a longer life.

Seam steel roof

You will see this used in a lot of businesses. Now, a lot of people have been using it for their homes. This style of roof is the easiest to install and the cheapest. Just like the steel roof, it can be painted when it fades. What makes this type of roof a good choice is it works the best out of most of the roofs do. This kind of roof can come in any color; some people even have their advertisements painted right on top of the roof.

Cedar roofing

3This style of roofing is the most common of them all. If you are looking for the old fashion look, then the cedar is the best choice. This type of roof has a bigger price than some of the others do, and it takes a little bit longer to install. You can get your roof replacement in Chicago, they will help you with any questions you might have.

Considerations When Hiring A Property Management Company

After you have worked hard and you are done with your real estate property, it is a time that you look for somebody to manage the property for you. But how do you select the right property management firm to do the job for you more. Like every other, do not show what the company can offer. You can consider hiring property management Birmingham experts or others that are like them for those in different locations. Let us, therefore, look at some of the factors that you are supposed to take into consideration when you are hiring a property management firm.

Considerations when hiring a property management company

Background of the company

fgfghgfhfghgfhThe most important thing to check so that you make sure that you are dealing with the best property management firm is the duration of time that the firm has been handling such. Look at their performance and rating too. Even though the operation period is important to look at, do not use this as the only selection determinant as you may be locking out new and competent property management companies.

It is a possibility that there are firms that have the capability of providing good property management services even if they have not been around for years or they do not have that excellent rating. Be open minded and look at all possible options.

Cost

This is the first factor that one is supposed to take into consideration when selecting a property management firm. The fees that the property management firms charge vary from one company to the other. The fact that firm charges high fees does not necessarily mean that it offers the best services. Just settle on a fee that you think is equivalent to the range, type and quality of service that they offer. If you think the amount is fair, go for it. Besides the monthly commission fees, there is the money you will pay to the agency to cater for marketing, repairs, maintenance and the tenant’s evictions cost.

Customer service

fdfgdfgdfgfdgA good property management firm should have the ability to deal with people properly. The company that you settle on should have staffs that are well organized, prompt, flexible and they should be available at all times to answer to any issues from the tenants. In this business communication is key. That is why you should be sure that your property managers can be contacted at any time when you have a request or inquiry.

Property management commitment

Settling on a company is the first step, this is the first step. From now on the manager will oversee everything to do with your property. These are some of the factors that you should consider so that you can settle on the best property management company in Birmingham.

Factors To Consider When Buying Bedroom Furniture

The bedroom is among the most private areas in the house and is held in high esteem by the owners. Everything that goes on in here is a secret that is best known to the owners of the bedrooms. After a hard day’s work, what better place to curl up and relax than a neatly furnished bedroom? The warm and cozy feel is one reason for us to rush there immediately we get home. This feeling is not so mutual among most readers of this piece. This is because the bedroom has lost its touch in giving us the safety and comfort we look for. The furniture is among the top items on the list that gives the bedroom shape and glamor. If selected carefully, you will never want to leave your bedroom every time you are home. When you travel, you look forward to coming back soonest possible.

Factors to consider when buying bedroom furniture

If you are venturing into this for the very first time, you’ll need these hacks to get you through;

  1. Availability of space. It would be outright ridiculous to go for huge pieces of furniture. This is especially true if your room is a bit too squeezed to accommodate the pieces of furniture. It would also be inappropriate to purchase small pieces of furniture when your bedroom is a huge hall.
  2. The price. Don’t make the mistake of buying furniture that you clearly can’t afford. Select the ones that can fit into your tight budget. You are much better off when you draw your budget before you can embark on the task of shopping for furniture.
  3. Your overall theme color. It would be such a shame to furnish your room with furniture which is conflicting with your theme color. Your choice of furniture boils down to the color you choose to grace your bedroom with. Going against the rules of interior design will see you regret you move simply by looking around you.
  4. Your lifestyle and personality. When you buy bedroom furniture that reveals a lot about your personality, you’ll immediately feel at home. If you feel proud to be who you are, why not show it through the furniture you select for your bedroom?

How and where to select the best furniture for your room

  • You need to be properly guided on what suits you even when you are sure you know what you want. Do your research thoroughly online so as to know where to get the best furniture. Don’t rely too much on your expertise; seek the opinions of those close to you. This point especially applies to your partner. Get to know how what their thoughts are regarding your ongoing remodeling venture.
  • When you search seriously online, you are assured of variety. This means that you’ll be spoiled for choice and will have so much to consider before taking your final pick.
  • You also have to be open-minded and flexible. Look into the horizon and be open to the offers that come your way. When you know what you want, you won’t have to be swayed by all the comments and advice around you. Pick a chosen few upon whom you’ll rely for good advice on selecting good furniture for your bedroom.

MCI WorldCom Lays Off 6,000 Workers
Posted on 2001-03-01 07:20:20 by Mortin Comments:[0]

WorldCom is cutting costs big time and laying off 6,000 workers. Ouch.

JACKSON, Miss.–Telecommunications giant WorldCom, trying to cut expenses and increase profits, has laid off nearly 6,000 workers in the United States. Employees learned of the moves Wednesday, and nearly every segment of the company was affected, said a source speaking on condition of anonymity. WorldCom is the second-largest long-distance company in the United States. The layoffs mark just the second time in the company’s history it has let workers go.

The huge backbone provider hasn’t been doing too well lately. Check it out here.

SETI@Home Connection Cut
Posted on 2001-03-01 07:15:57 by Mortin Comments:[0]

SETI’s fiber optic connection was cut Tuesday, putting the search for extra terrestrials on hold.

The servers for SETI@home, which coordinates the search for extra-terrestrial intelligence via members’ PCs, have been inaccessible since early Tuesday morning. A note on the University of California at Berkeley Web site blamed the problem on a severed fiber optic cable. “Contractors are pulling new cable now,” UC Berkeley officials said in the note. “It’s expected that service will be restored by Friday, 2 March 2001.”

That’s a bummer. Check it out here.

CPUfx “Core” Review @ ClubOverclocker
Posted on 2001-03-01 02:59:41 by Darksword Comments:[0]

ClubOverclocker has some wicked cooling action going on today. They’re pitting the CPUfx “Core” against OCZ’s own Monster II.
Nicknamed the “Core”, this gigantic heatsink is carved out of a solid block of 3″ x 3″ x 3″ aluminum! Yes, this baby is solid CNC Machined Aluminum, unlike those cheap “extruded” heatsinks. The top is beveled for firm mounting of a 60mm Delta cooling fan. The bevel actually creates a seal around the fan to maintain the highest level of cooling air possible flowing through the heatsink. This unit also has two large bevels on the bottom side to help clear the capacitors on some motherboards. The “Core” will come as a kit that will include mounting hardware, copper shim and Arctic Silver thermal paste. As of right now, the cooling fan is extra.

At $70.00, this badboy may end up costing more than the CPU it’s meant to cool! : )

Check it out here.

I’m personally gonna order this RAM soon. It’s a 512MB DIMM of PC133 RAM. It’s not the cheap ass value crap either. This is true industry standard and it’s rated at 7NS. It’s also got only $5 same day shipping. Go grab it here. 512MB in one DIMM is something you can bragg about to your friends :). Plus it works on the KT7.

Here’s a couple pics of Giants: Citizen Kabuto running with 8X FSAA on a Voodoo 5 6000. Looks damn good… but only at 30fps.

Giants is a sweet game. Expect a full review once Icrontic Games goes live (it’s coming… slowly). Shake it fast – and watch yourself now!

Here’s another WTF. OC Workbench claims they have some info on a new KT7E motherboard using the KT133E chipset.
KT7E
AMD Socket A ATX Based Mainboard
With Ultra DMA 100, SoftMenuTM II Technology

Specifications:

CPU
lSupport AMD Duron 600MHz ~ 850 MHz or future Socket A Processors based on 200 MHz
lSupport AMD Athlon 700MHz ~ 1.2GHz or future Socket A Processors based on 200 MHz
lSupport 200 MHz Alpha EV6 bus for the AMD Athlon & Duron processors Supports

Chipset
l VIA KT133E /VIA 686B
l Supports Advanced Configuration and Power Management Interface (ACPI)
l Supports AGP 2X/4X
l Supports 100/133MHz Memory Bus Settings

No folks, we haven’t learned anything about the KT133E chipset yet. My guess is this is bull. Notice how it uses “Softmenu II” technology. Uhh… since when did we go back in time to use old BIOS’? Nice try… but don’t beleive everything you read (you’ll get a parking violation and a maggot on your seat!).

Abit Removed From AMD Recommended Mobo List
Posted on 2001-02-28 20:27:38 by Mortin Comments:[8]

WTF? AMD has removed all Abit motherboards from their recommended motherboard list for Athlon and Duron processors. Here’s what they had to say in a reply about the situation:

AMD continually updates its motherboard validation testing suite for the AMD Athlon and AMD Duron processors to ensure that all of the recommended motherboards listed on our public web site abide by our product specifications for operation. In recent testing, we detected that a few of the motherboards recommended on our site were not operating within our specifications and therefore removed them from our recommended list.

AMD makes no representations or warranties with respect to any information provided on our motherboard recommendation lists for the AMD Athlon and AMD Duron processors relating to the products of other companies, and expressly disclaims any implied warranties of merchantability, fitness for a particular purpose, or non-infringement with respect to such products. Furthermore, the inclusion of such information does not constitute an endorsement by AMD of the product.

If you are having difficultly booting your system with a board that you purchased and it was previously included on our AMD recommended motherboard list, we would recommend that you return it to the reseller to exchange it for one that is currently listed.

< Regards, < AMD OK WTF? I think AMD got pissed because everyone was overclocking their sh*t. Boo hoo hoo.
